Coworking Audit:
for Pre-Opening Spaces

There’s a zillion things running through your mind during the weeks and months lead-up to opening a coworking space:

  • finding a space and designing/laying it out so people love it (and use it!)
  • developing a business model that will get you to profitability as quickly as possible
  • negotiating your lease (how long should it be? what should you expect from your landlord?)

I learned this saying early in my career, and it’s one of those truisms that shapes a business or a project.

Beyond the 12 years of experience I have running my own coworking space, I’ve spent thousands of hours working with coworking spaces of all sizes, styles, flavors, and from cultures around the world. I’m a total nerd for this stuff, and I pay a lot of attention to the patterns in what works and what doesn’t.

What to expect:

Your Audit starts with a 1-on-1 “deep study” of your present situation. Before we even sit down I’ll send you a bunch of questions to answer so can make the most of our 1-1 time.

No holds barred, here, the more I know the more I can help. Even the seemingly small stuff.

We’ll get alllllll of your cards on the table and understand what you’re working with, especially the specifics of your strengths and existing community, experience, relationships, commitments, leverage, etc.

Within 1 week of our 60-90 minute session, I’ll provide you with a personalized analysis and recommendations that roughly follows the SWOT matrix of Strengths, Weaknesses, Opportunities, and Threats.

This is all about determining priority, and order of operations, for the coming months of what you’ll be working on. You’ll know where to focus your effort now, as well as where to stop wasting your time/energy/resources.

Unless you have unlimited resources, you can’t afford to build things in ways that are full of dependencies…including yourself. So I’ll help you drop the baggage that’s going to waste time or create problems down the road and only focus on doing the right things, in the right order, to build lasting momentum.

Warning: this process is very likely to involve some tough love…the stuff you need to hear, even if you don’t want to. I’m not going to shy away and sugar coat it, but I will give you specific recommendations for making the absolute most of what you’re working with.
